For loans up to the "Conforming" Limit of up to $417,000 you can still obtain a "No Cost" refinance at 5.250% 30 year fixed with NO non-recurring closing costs or points. 

Good news for loans above $1 million.  The 3-5 year fixed are quite low right now.  Call me for a quote. 

Commercial loans are quite robust, looking for more 5+ unit properties to lower the monthly payments on.
