Ah, interest rates are where they need to be ... for now, anyway.  Just rate locked and ordered loan documents for signing ... "High balance conforming."  $590,000 rate and term refinance at 5.250% 30 year fixed "NO POINTS/NO FEES/NO NON-RECURRING CLOSING COSTS!"   A free loan ~ at 5.25% fixed for 30 years. 

Closed a commercial mixed use property, $2.2 million, $300K cash out, previous rate was 7.00% and now, the lowest rate ever for the originating back, 5.10% FIXED FOR 5 YEARS !!! 

It's always nice to be both GOOD AND LUCKY ... Ahahaha ~ a great time to purchase, refinance or at least consult with me to determine if you, personally, should be doing either ~

"No point" conforming residential rates up to $417,000 are in the high 4 percentile range.  If your interest rate is above 5.00% you may want to consider refinancing if you plan to be in your home for a few more years.

Commercial rates for units, as I mentioned, a recent close of a mixed use property resulted in my clients getting 5.100% FIXED for 5 years.

Rates change ever day ... get in line for the rate you'll be quite pleased with.  At some point, likely sooner rather than later, rates will be going up and staying up.  Get it while the getting is good.
